The inspector’s account

Licensing Program Analyst (LPA) Rose Ruppert made an unannounced visit to the facility today to conduct an Annual Required Evaluation. LPA attempted to visit earlier in the day and returned in the afternoon to complete the visit. LPA was greeted and granted entry and met with Brian Johnson, Program Director and explained the purpose of the visit.

The facility is a three-story, three bedroom residence with an approved fire clearance of six ambulatory. The facility currently has a census of five clients in care. At time of visit, clients were not present and were on a tour of Orange Coast College, went to the beach and headed to the gym.

During today’s visit, LPA toured the facility and inspected the physical plant, including but not limited to testing all smoke detectors and testing hot water temperature in four of four bathrooms . The hot water temperature measured between 113.7 and 117.3 d egrees Fahrenheit. The smoke detectors are hard wired and were tested with the sprinkler system by an outside vendor on August 14, 2025. The fire extinguisher is charged and was serviced on February 23, 2025. The facility’s last fire drill was conducted on September 1, 2025 .

LPA inspected the facility food supply and observed the facility retained a minimum of two days perishable and seven days non-perishable food on hand . The refrigerator and freezer were full with a variety of items. Knives and sharps are stored in the third story staff office. Chemicals and hazards are locked in a storage cabinet near kitchen. All appliances are operational and in working order.
